A Green neighborhood… All commercial and residential buildings will be LEED certified (Leadership in Energy Efficient Design) by the USGBA (United States Green Building Association). LEED certification means that the structure meets strict criteria for energy efficiently and proper green building practices.  The street layout and design meets the LEED-ND (Neighborhood Design) pilot program criteria, which addresses proper urban density, location to public transportation and exiting infrastructure.   

Although the Project has many progressive accreditations, the style and feel will be very traditional. This “Traditional Neighborhood Design” will encourage walking to the grocer, coffee shop, deli, etc.  This walk ability will reinforce street safety and health, a sense of community, and reduce the number of vehicle trips needed per day.

The Commercial buildings will be placed at a 10’ set back, next to the city sidewalk, with ample parking on the street and behind the buildings. This configuration improves pedestrian retail activity and allows for sidewalk dining that is reminiscent of the traditional “Town Centers” in historic districts. The homes will have a street and alley design. This will place the garages at the rear of the home, along the alleys, and put the front porch at the tree lined main street. The reduction of curb cuts and the close proximity to the porch makes for better sidewalk experience and a more social neighborhood.
